Conventional Real Estate Purchase
Real Estate is sold every day across the State of Indiana. Except in the case of a land sale contract, a real estate sale requires the passing of a deed from the Grantor to the Purchaser. While there are several types of deeds used to accomplish the transfer of ownership, the deed most desired is referred to as a Warranty Deed. This deed is most desirable, because the Grantor guarantees good title. If the Purchaser who acquires the property through a Warranty Deed, has problems with the title, the Grantor must step in and defend the title or do whatever may be necessary to correct the problem at his or her own expense.
NEW HOME WARRANTIES:
Every new home sold in Indiana includes an implied warranty. Builders, who wish to disclaim that warranty, may do so only in accordance with Indiana law.
