This deed is most desirable, because the Grantor guarantees good title. If the Purchaser who acquires the property through a Warranty Deed, has problems with the title, the Grantor must step in and defend the title or do whatever may be necessary to correct the problem at his or her own expense.


Every new home sold in Indiana includes an implied warranty. Builders, who wish to disclaim that warranty, may do so only in accordance with Indiana law.
